Water Stains on Stucco: How to Tell Where the Moisture Is Coming From
A dark streak shows up below a window after a week of storms. Or one section of wall stays visibly darker two days after everything around it has dried.
The instinct is reasonable: the leak must be right above the stain. Sometimes it is. Often it isn’t — and acting on that assumption is how homeowners end up caulking a window that was never the problem.

What Water Stains on Stucco Look Like
Moisture staining takes several forms: darker patches that hold their shade after the wall dries, vertical streaking running down from a fixed point, damp-looking areas that reappear predictably after rain, blotchy sections that don’t match the surrounding texture, localized darkening of the paint, and marks that fade and return with the weather.
Not everything dark on a stucco wall is moisture, though. Dirt accumulation follows the same drainage paths water does, which is why ordinary runoff streaking can look like a leak. Biological growth — algae and mildew — favors shaded, slow-drying elevations. Irrigation overspray leaves its own patterns. Rust bleed and efflorescence are moisture-related but tell you different things than a plain stain does.
The goal here isn’t to identify your stain from a webpage. It’s to know what to look at.
Why the Entry Point May Be Somewhere Else
Stucco is one layer of a wall assembly, not a solid barrier. Water that gets past the finish doesn’t stop where it entered — it moves.
Gravity pulls it down, but it also travels along whatever it encounters: framing members, lath, sheathing joints, drainage planes, the backs of penetrations, and the edges of openings. It emerges where it finds a path out, which may be a crack, a joint, a porous area of stucco, or the base of the wall.

Wall assemblies are designed to manage that water rather than to be perfectly sealed against it. Practically, that means the search area for an entry point is everything above and beside the stain — not just directly above it.
Water Stains Below Windows
This is the location where the assumption about entry point tends to send homeowners in the wrong direction.
What to look at:
- Perimeter sealant on all four sides, not just the sill. Hardened, split, or separated sealant at a jamb or the head can produce staining that only appears below.
- Diagonal cracking from the corners, which is common and can act as a pathway.
- The sill and its transition — how water leaving the window is directed away from the wall.
- Whether other windows on the same elevation show anything similar.
A stain below a window does not automatically mean the window is defective. It may reflect sealant that’s simply reached the end of its service life, a crack at a corner, or runoff from something higher on the wall passing across the opening. Water Stains Around Cracks
A crack that’s dry and stable is a different condition from a crack with a stain running out of it after every storm.
When staining repeatedly appears at a crack after rain, the crack is involved — but not necessarily as the entry point. Water may be entering through the crack, or it may be entering elsewhere, traveling through the wall, and emerging there because the crack offers a way out. Either way, that changes the crack from a cosmetic item into a maintenance priority.
Combinations worth noting: crack plus efflorescence, crack plus rust bleed, crack plus peeling or bubbling paint. Each of those adds information about what’s happening behind the finish.

Water Stains Near Roof-to-Wall Intersections
Roof-to-wall transitions concentrate water. A roof surface collects runoff across its area and delivers it to a relatively small point where the roof edge meets a wall.
These junctions rely on flashing to redirect that water away from the wall rather than into it — including kick-out flashing where a roof edge terminates against a vertical wall. Flashing is needed anywhere a drainage plane is interrupted, and a roof-wall intersection is exactly that kind of interruption.
Staining below one of these junctions is worth noting. It does not, from a photograph, establish that flashing has failed — concentrated runoff over a sound detail can produce staining too. What it does establish is where to look.
Water Stains Around Penetrations
Every hose bib, light fixture, vent, conduit, receptacle, and mounted bracket is a hole through the wall surface, and each one depends on detailing to manage water at that interruption.
Staining that begins at or just below a penetration is worth investigating, particularly if it’s recurring. Look at sealant condition around the fixture, whether the fixture has shifted, and whether the stain pattern begins at the penetration or passes it on the way down from something above.
Not every penetration leaks. Many are perfectly detailed and stay that way for decades. But when staining has a clear origin point and that point is a penetration, that’s a useful narrowing.
Water Stains Near the Bottom of the Wall
Lower-wall staining can have surprisingly simple exterior causes, so this is one of the first areas where homeowners can rule out obvious moisture sources.
Common contributors:
- Irrigation striking the wall. Watch a full cycle before assuming anything else. A head that reaches the stucco a few times a week wets that section on a schedule nobody is monitoring.
- Splashback from a patio, driveway, walkway, or other hard surface during heavy rain.
- Grading that directs water toward the foundation rather than away.
- Landscaping and mulch banked against the wall, holding moisture at the base.
- Downspouts discharging close to the wall.
Moisture can also migrate through masonry itself, which is porous by nature. Where that’s occurring, efflorescence often accompanies the staining.
Water Stains Below Ledges, Bands, and Balconies
Horizontal architectural details collect water. Decorative bands, projecting sills, ledges, balcony edges, and similar features present an upward-facing surface that holds rain rather than shedding it.
Where those surfaces don’t drain well, water sits, finds cracks at the transition between the detail and the wall, and works its way in. Staining that begins directly beneath a horizontal feature and runs down from it is a recognizable pattern, and the feature itself is usually where to start looking.
What If the Paint Is Bubbling or Peeling Too?
Coating failure concentrated in the same area as a stain is a meaningful combination, because it suggests moisture is present behind the film rather than just on it.
Several things can contribute: active moisture in the wall, adhesion failure, salts interfering with the bond, the condition of the previous coating, preparation shortcuts on the last repaint, or incompatible coating layers. Distinguishing among them takes looking at the failure pattern rather than the stain.

What White or Rust-Colored Deposits Beside a Stain Mean
White Powder
Likely efflorescence — mineral salts carried out of the masonry by moisture and deposited at the surface as water evaporates. Efflorescence beside a stain indicates moisture has been moving through the masonry in that area, not just running down its face. Recurring deposits suggest that movement is continuing. Rust-Colored Staining
Suggests corrosion of metal behind the finish — lath, fasteners, corner beads, or accessories. Moisture reaching embedded metal is a different concern than moisture running across a surface. As embedded metal corrodes it expands, and that expansion can contribute to cracking, staining, or localized deterioration of the surrounding stucco.

How Can I Tell if the Stain Is Active or Historical?
This is the question a homeowner can genuinely answer without any equipment.
- Photograph it dry, on a clear day, with the date recorded
- Photograph it again during and after rain — the difference is the whole answer
- Note how quickly it appears once rain starts
- Note how long it takes to dry compared with the wall around it
- Compare across several storms rather than one
- Check whether wind direction matters — a stain that only appears with rain from one direction points at wind-driven entry on that elevation
- Look at nearby cracks and sealant before and after
A stain that repeatedly returns with rain is strong evidence that the condition is still active. A stain that doesn’t change regardless of weather, on a wall that dries at the same rate as everything around it, is more likely historical — a record of something that has already been resolved, or of a condition that no longer occurs.
That distinction determines whether you’re looking at a repair or a cleaning.
Can a Moisture Meter Tell Me Where the Leak Is?
Moisture meters are useful tools in trained hands, and they are not a diagnosis.
Readings need context. Masonry and stucco behave differently from wood or drywall, and meters calibrated for one substrate can read misleadingly on another. Surface readings say something about the surface, not necessarily about conditions several inches into a wall assembly. Ambient moisture, recent rain, and material variation all affect what a meter reports.
Most importantly: a meter can indicate that an area is wetter than its surroundings. It cannot tell you how the water got there. Establishing an entry point sometimes requires invasive investigation or water testing by a qualified professional — which is a different service from what a painting contractor provides.
Be cautious of anyone who arrives with a meter and leaves with a definitive answer about a concealed entry point.
Can You Paint Over Water Stains on Stucco?
Not while the moisture source is still active.
Coating over an active condition tends to produce a predictable sequence: the stain reappears through the new film, the paint blisters or peels in that area, adhesion fails locally, salts continue migrating, and whatever deterioration is occurring behind the finish continues out of sight.
The sequence that works:
- Identify the likely moisture source
- Correct the active issue where it’s correctable
- Allow appropriate drying time for the conditions
- Repair cracks, joints, and defects that were part of the pathway
- Prepare the surface properly
- Prime where the substrate and staining require it
- Repaint

When Is a Stain Probably a Surface Issue?
Not every mark on a stucco wall indicates intrusion. Conditions that make a surface explanation more plausible:
- The pattern clearly matches an irrigation spray arc
- Runoff from an identifiable exterior source explains its shape
- The wall dries at the same rate as everything around it
- No cracking in or near the stained area
- No recurring paint failure there
- No efflorescence
- No rust bleed
- No interior symptoms on the same wall

When Should Water Staining Get Closer Evaluation?
Combinations matter more than any single observation:
- The stain returns after every storm
- The area stays damp noticeably longer than the surrounding wall
- The stained area is expanding
- Cracking accompanies the stain
- Efflorescence appears in the same area
- Rust staining appears
- Paint is peeling or bubbling there
- Stucco sounds hollow or looks bulged nearby
- Interior staining or dampness appears on the same wall
- A nearby window or door shows related deterioration
- Multiple areas on the same elevation show the same condition
When Is a Painter the Right Professional?

- Visible crack repair
- Failed sealant replacement where appropriate
- Surface preparation and cleaning
- Minor isolated stucco repair
- Stain-blocking and priming once the source is corrected

Staining You Can’t Explain?
Before calling anyone, gather what actually helps:
- Photograph the stain on a dry day, and again during and after rain
- Photograph the full wall, far enough back to show what’s above the stain
- Note what sits above it — a window, roofline, ledge, penetration, or nothing obvious
- Note nearby cracks, sealant condition, and any peeling paint
- Watch for efflorescence, rust bleed, or bulging in the same area
- Note whether that section stays wet longer than the surrounding stucco
- Date the photos so changes are visible over time
