Our painting process moves through a clear estimate, an on-site walkthrough and written scope, color and product planning, scheduling, surface preparation, professional painting, daily communication and cleanup, a final walkthrough, and warranty support. For HOA exterior projects, we also help organize the paint-related details commonly requested for ARB approval.

On-Site Walkthrough & Written Scope

We come to your home, walk every surface with you, and identify any repairs needed. Then we provide a detailed, itemized written estimate so you understand the recommended scope, preparation, products, and price before work begins. If concealed damage or additional work is identified after preparation starts, we explain the condition, provide the added cost, and get your approval before proceeding.

Color, Product & HOA Planning

Not sure about colors? We bring large-format samples directly to your home so you can see each option in your actual lighting — morning sun, afternoon shade, evening light — instead of guessing from a tiny chip. We include color guidance for most full repaint projects, and it can be discussed during your estimate. If your home is in an HOA community, this is where we help organize the paint-related details your association may request (see the HOA section below).

Scheduling & Pre-Start Checklist

Once you approve the estimate and confirm colors, we schedule your start date and send written confirmation — you’ll know when we arrive, how long the project takes, and who your crew leader is. A few simple steps on your end keep everything on time and running smoothly.

Interior Projects

Before we arrive, please remove valuables, wall art, curtains, and small furniture from the areas being painted. Empty bookshelves and countertops in the work zone and unplug electronics. Final color selections should be submitted 3–5 days before your start date.

Exterior Projects

Move patio furniture, grills, potted plants, and decorations away from the house. Trim back any landscaping touching the siding. Make sure we have clear gate access if your property is in a gated community. Final color selections should be confirmed before your scheduled start date.

Pre-Job Walkthrough & Protection Plan

Before the first brushstroke, your crew leader walks the project with you one more time. We confirm colors, scope, any special requests, and how we’ll protect your furniture, floors, and landscaping. Everyone is aligned before work begins.

Preparation, Repairs & Painting

This is where quality is won or lost. Preparation is based on the condition of your surfaces and the approved scope, and may include cleaning, sanding, scraping, patching, caulking, repairs, and primer where needed. Drywall, wood rot, and stucco repairs are handled by our own trained crew — not subcontracted out. Then we apply premium Sherwin-Williams® and Benjamin Moore® coatings, with coats, primer requirements, and product systems specified for your surface condition, color change, existing coating, and the manufacturer’s recommendations.

Daily Communication & Cleanup

You’ll have a dedicated point of contact for the duration of your project. Your home is treated with care — furniture protected, floors covered, and the jobsite left clean at the end of every workday. You’re never left wondering what’s happening or what comes next.

Final Walkthrough, Warranty & Follow-Up

Before final payment, your crew leader completes a final walkthrough with you and addresses documented workmanship concerns within the approved scope. Your written estimate explains the Iron-Clad Guarantee and workmanship warranty terms that apply to your project. A few days after we finish, we follow up to make sure everything still looks the way you expected — the relationship we build with every client, and why Jacksonville homeowners keep calling us back.

For HOA Homeowners

HOA Exterior Projects: Approval Comes Before Paint

For HOA-governed exterior projects, written architectural approval (ARB, ARC, or ACC) may be required before work begins. We help organize the paint-related details your association may request — color names and codes, product information, sheen, LRV when requested, scope details, and contractor documentation. Final approval remains the homeowner’s responsibility and should be received in writing before scheduling work.

A New Leaf Painting cannot guarantee HOA approval, override HOA rules, or provide legal advice. Final approval is always up to the homeowner’s HOA, ARB, ARC, ACC, or management company.
