For topcoats we use 100% acrylic premium exterior products: Sherwin-Williams Duration Exterior, Sherwin-Williams Emerald Exterior, Benjamin Moore Aura Exterior and Benjamin Moore Regal Select Exterior. Lower-tier acrylics chalk and fade sooner here because the resin systems are not built for this much UV and humidity.
The biggest mistake on a Hardie repaint: washing and painting the same day
Fiber cement absorbs water during pressure washing and has to release it before anything is applied over the top. Coating siding that is still carrying moisture traps it under the film, and the result is blistering and peeling long before the paint should have aged.
In typical Florida conditions we allow 2 to 3 days minimum between washing and coating — longer if it has rained inside that window or humidity is unusually high. Washing happens on its own day, separate from prep, and we confirm the substrate is dry before priming starts. A contractor quoting next-day painting after a wash is quoting a failure.
