This Jacksonville home in 32224 is really two exteriors wearing one address. The front elevation is lap siding. The sides and rear are stucco. Add wood fascia, soffits, trim, corner boards and entry doors to that, and a single line item reading “exterior repaint” covers a set of surfaces that behave differently, weather differently, and need different coatings over them. After roughly twenty years without a repaint, they had also failed differently.

This construction mix is common enough across Jacksonville: lap siding used for street-facing architectural character, stucco carried around the remaining elevations. From the curb it reads as one house. From a specification standpoint it is two.

Masonry and siding hold moisture differently, move differently with temperature, and accept coatings differently. Treating the whole envelope as one material is how mixed-substrate homes end up with one elevation failing years ahead of the rest — and it is usually the elevation that got the coating meant for the other surface.

Failing Fascia, Wood Rot and Repairs at the Side-Entry Garage

The fascia was the worst of it. Twenty years on, the coating along the wood fascia had gone well past chalking or dulling into excessive failure and active peeling. Wood rot had taken hold in multiple areas around the exterior.

Around the side-entry garage door, deterioration had progressed far enough that spliced wood repairs were required to bring the framing back to a sound condition, and stucco repairs were needed in that same area.

None of that is cosmetic. Substrate repair was part of the real scope of this project, not an add-on discovered halfway through the finish work.

Why the Stucco and the Siding Received Different Systems

The stucco elevations were coated with two coats of Sherwin-Williams® Loxon® XP, a masonry coating formulated for that surface.

Worth being precise here: Loxon XP is a masonry coating, not an elastomeric one. The two are not interchangeable, and elastomeric films behave differently over stucco than a masonry coating does. The lap siding, soffits, fascia, trim, corner boards and entry doors were coated with Sherwin-Williams® Latitude™.

Two products, because the exterior presented two different problems. The specification followed the surface rather than the invoice.

Why This Exterior Required a Full Primer Coat

Priming an entire exterior is not automatic, and any contractor telling you it always is has stopped looking at houses. On a great many repaints, a sound existing coating is the primer, and spot priming bare or repaired areas is the correct call.

This exterior was not one of those. The degree of existing coating failure — concentrated along the fascia but not limited to it — meant a full primer coat went on rather than spot priming.

The reasoning is straightforward. When a surface has lost that much of its previous coating, a finish coat applied straight over what remains is bonding to the thing that already failed. Priming resets what the finish is holding onto.

Repairs First, Finish Second

Paint does not fix wood rot. It conceals it, briefly, and then the problem returns wearing a fresh coat.

On this project the sequence ran the only direction it can: wood rot repairs completed where they were needed, spliced repairs made around the side-entry garage door, stucco repairs completed in that same area, then priming, then the finish coats.

Reverse any two of those steps and the finished exterior looks identical on the day of the walkthrough. The difference shows up later, which is precisely why it is worth documenting what happened underneath.

What This Project Says About Older Jacksonville Exteriors

A house that has gone two decades between repaints is not asking for a color. It is asking for an assessment.

Two things this project demonstrates. First, a mixed-substrate exterior should not automatically receive one coating system across every surface — the stucco and the siding here needed different products, and pretending otherwise would have been simpler to quote and worse to live with. Second, the visible finish is the last stage of the work, not the work itself. The fascia repairs, the spliced framing at the garage door, the stucco patching and the full primer coat are the parts nobody sees and the parts that determine how the elevations hold up.
