The exterior of this Mandarin home in 32223 arrived heavily faded. Conventional stucco, roughly fifteen years on from its last repaint, with settlement cracking across the elevations and caulking that had reached the end of its service life. What went back on was not a lighter, refreshed version of what had been there. The finished palette runs dark and high-contrast: Sherwin-Williams® Renwick Heather on the stucco body, Midnight on the shutters, front door and garage doors, and Alabaster on the trim.
The Palette: Renwick Heather, Midnight and Alabaster
Renwick Heather (SW 2818) is a muted mid-tone with a dusty rose-brown cast and a light reflectance value of roughly 21. Midnight (SW 6264) sits near the bottom of the scale at about 10 — close enough to black at a distance that it reads as a hard architectural line rather than a color. Alabaster (SW 7008) comes in at 82, a warm off-white.
That spread is the whole point of the scheme. More than sixty points of light reflectance separate the body from the trim, which is what makes the fascia, the window surrounds and the door frames carry from the street instead of dissolving into the wall. What a Dark Body Color Asks of a Florida Exterior
A dark exterior absorbs more of what the sun delivers. The wall runs hotter through the afternoon, and the pigment system works harder against ultraviolet exposure than a light body color ever has to. None of that makes a dark palette the wrong call. It makes it a decision that leans harder on two things: the condition of the surface underneath, and the coating that goes over it.
Conventional Stucco, Settlement Cracks and Failed Caulk
This is conventional stucco, not a synthetic or EIFS system. The distinction matters, because the two are prepared and coated differently, and treating one as the other is how repaints go wrong.
The exterior carried a significant amount of settlement cracking along with patching needs across the elevations, and the caulking had deteriorated. The crew washed the exterior, addressed the visible cracks and damaged areas with standard patching appropriate to settlement cracking of this kind, replaced deteriorated sealant, and brought the surfaces to a condition the coating system could sit on. Worth saying plainly: patching settlement cracks does not stop a house from settling. It resolves the condition present at the time of the repaint. Coating over cracks without correcting them first leaves them telegraphing through a finish that otherwise looks new.
The Coating Specification: Loxon XP and Emerald Rain Refresh
Over the prepared stucco the specification was Sherwin-Williams® Loxon® XP followed by Emerald® Rain Refresh — the pairing we refer to internally as the Stucco-Armor Hybrid System. The body received two coats.
Loxon XP is a masonry coating, not an elastomeric one, and that difference is worth holding onto. Elastomeric films behave differently over conventional stucco than a masonry coating does, and the two are not interchangeable simply because both are sold for stucco. Why the Sheen Choice Matters Here
Both the stucco body and the trim, doors and shutters were finished in satin.
Satin on a large stucco body is not the default. Most stucco elevations get a flat finish, because flat is forgiving — it absorbs light and hides the texture variation and repair work that any older wall carries. Satin does the opposite. It reflects more, cleans differently, and shows the surface underneath it more honestly, including any patch that was not brought back correctly.
On a wall that had just been repaired across multiple elevations, that raises the bar on the patching rather than lowering it. It is a good example of why the order of operations on an exterior is not negotiable: the sheen you finish in decides how much the preparation has to be worth.
Exterior Repaints in Mandarin
Mandarin runs along the east bank of the St. Johns in southern Duval County, and 32223 covers a stretch of it with unusually heavy tree canopy. That canopy shapes exterior work here.
