What does not vary is the order of operations: we evaluate first, scope the work in writing, and then execute systematically from surface preparation through final coating.

• 02 Our 6-Step Surface Preparation Process +

  Surface preparation is where the long-term result of an exterior project is shaped. Our crews frequently work on homes that show the characteristic effects of Northeast Florida’s climate: UV-driven chalking, mildew in shaded or low-airflow areas, failed caulking at trim transitions, and loose or poorly bonded coatings from prior paint applied without adequate surface preparation. The following steps describe the technical methodology our crews follow — the actual scope of each is determined by the home’s condition and the written estimate.

     Pressure Washing & Surface Cleaning

     Dirt, mildew, chalking, cobwebs, and environmental residue are removed from exterior surfaces before preparation or coating work begins. Mildew and biological growth should be properly cleaned before repainting so the new coating is applied to a clean, sound surface.

     Scraping & Sanding

     Loose, peeling, or failing coatings are removed, and edges are feathered where appropriate to create a more stable transition zone for the new coating. Painting over loose material can create an unstable bond layer that may compromise the performance of even a quality finish coat.

     Caulking & Sealing

     Failed or open caulk joints, trim-to-wall transitions, window and door perimeters, penetrations, and other appropriate joints included in the scope are inspected and addressed.      Stucco cracks, surface damage, and wood deterioration that are included in the written scope are repaired before painting begins. Surfaces that are compromised beneath the coating may limit how well even a quality coating system can perform over time.

     Bare surfaces, repaired areas, stained spots, and weathered or porous substrates that require priming receive the appropriate primer based on substrate type and existing conditions. Not every surface on every project requires primer — but when it does, the right product is selected for the situation.

     Masking & Final Prep

     Windows, hardware, pavers, landscaping, fixtures, and adjacent surfaces are masked and protected before finish coatings are applied. Final surface inspection is completed immediately before coating to ensure nothing was missed in the preparation sequence.

  The finished paint is what homeowners see. The preparation underneath it is what gives the coating a properly prepared surface to bond to and perform on. One cannot substitute for the other.
• 03 Stucco Repair & Crack Preparation +

  Stucco is the predominant exterior wall finish across Jacksonville and Northeast Florida, and it arrives at a repaint project in a wide range of conditions. A New Leaf Painting Contractors has been evaluating and preparing stucco exteriors throughout Duval, St. Johns, Clay, and Nassau counties since 2001 — on everything from established neighborhoods in Jacksonville and the Beaches to newer construction in Nocatee and Ponte Vedra, to older homes in St. Augustine. We regularly encounter the same patterns: surface chalking, hairline thermal cracks, previous patches that did not hold texture, and failed caulking at window and door perimeters. After more than two decades of working on stucco homes throughout the First Coast, we’ve seen the pattern that can develop when surface deterioration, cracks, and failed coatings are not properly addressed before repainting.

  In planned communities like Hampton Park, Deercreek, and Queens Harbour, we frequently find stucco that is still structurally intact but has reached a point of significant surface weathering — chalking, micro-cracking, and coating fatigue that, left unaddressed, accelerates deterioration in subsequent seasons. Addressing surface condition before coating can improve how the new system performs and how long it holds up.

  Common Stucco Surface Conditions We Evaluate

  Many of these are normal surface conditions that can be handled as part of an exterior painting project — patched, sealed, primed, and finished appropriately. Where texture matching is appropriate to the scope, we address it to maintain a consistent appearance.

  Conditions that suggest significant moisture intrusion, active structural movement, or building-envelope failure are outside the scope of a painting contractor. When those conditions are present, we will note them during the estimate and recommend that they be evaluated by the appropriate professional before repainting.

  A repaint is not a remediation. Our job is to prepare, repair within appropriate scope, prime, and coat — so the finished surface looks right and performs as intended. We will always tell you if we see something that needs to be addressed before we can do our part properly.
• 04 Wood Rot & Exterior Carpentry Repairs +

  Florida’s combination of heat, humidity, and rain creates conditions where exterior wood deteriorates faster than in most other climates. We often find — particularly on Jacksonville homes built in the 1980s and 1990s — that fascia and soffit wood has reached a point of significant deterioration by the time a homeowner schedules an exterior repaint. Paint failure on wood surfaces can result from a range of causes — surface contamination, adhesion issues, or substrate deterioration. When deterioration is present, addressing it before applying a new coating is the appropriate approach; coating over compromised wood does not resolve the underlying condition.

Repaired or replaced wood surfaces are properly sealed and primed before finish coatings are applied — addressing the substrate before the coating system is applied is what allows the repair to perform as intended.

  The extent of wood repairs included in a project is determined during the estimate walk and documented in the written scope. We will point out any deteriorated areas we observe, explain what we recommend, and let you decide what to include before we begin.   Wood that is soft, spongy, crumbling, or separating at joints needs to be addressed at the substrate level. Once deterioration has progressed significantly, primer and paint alone are unlikely to be a durable solution — addressing the underlying substrate is the appropriate next step.
• 05 Professional Stucco Painting +

  Stucco is the surface we encounter most frequently across Jacksonville and Northeast Florida — on everything from mid-century ranch homes to newer master-planned-community construction to coastal properties in Nassau and St. Johns counties. Painting stucco well requires understanding how the surface behaves, what its existing condition means for the project, and which coating systems are actually appropriate for it.

  How We Approach a Stucco Exterior Repaint

  The process begins with evaluating the existing coating and surface condition. Chalking, weathering, active mildew, previous patches, porosity, cracks, and moisture considerations all influence what preparation is needed before any coating is applied. Stucco that is heavily chalked or weathered should be properly cleaned before a new coating is applied — adequate surface preparation helps the new system bond and perform as intended. Surface cracks and open transitions are evaluated as part of the preparation scope and addressed where included in the written scope. Porous or bare stucco areas often require a primer or masonry conditioner to ensure proper adhesion and a uniform finish appearance.

  For exterior stucco repaints, the coating system is selected based on the existing conditions, the substrate, the project specifications, and the homeowner’s priorities. Products such as Sherwin-Williams® Loxon® XP — a high-performance masonry coating designed for demanding substrates — may be appropriate where existing conditions call for it. Other premium Sherwin-Williams® and Benjamin Moore® exterior systems are selected based on what the substrate and situation actually require.

  An exterior repaint involves far more than the stucco body walls. Across Northeast Florida’s housing stock — from Duval County bungalows and Arlington ranch homes to St. Johns County master-planned construction and Nassau County coastal properties — we regularly work on a wide variety of exterior surfaces alongside or instead of stucco. The trim, fascia, soffits, siding, doors, shutters, and architectural details around a home each present their own surfaces, conditions, and coating considerations. We do not assume the same product or preparation belongs on every exterior surface — each substrate is evaluated and treated according to what it actually needs.

  James Hardie® & Fiber-Cement Siding

  James Hardie® and other fiber-cement siding products appear frequently across Jacksonville and Northeast Florida — particularly in Nocatee, the St. Johns County master-planned communities, and newer Duval County construction. Fiber-cement siding may arrive at repainting with factory-applied or field-applied coatings depending on the product and installation. Over time, the existing finish can weather, fade, or show bare substrate at edges and joints — all of which are evaluated before preparation and coating begin. Our crews evaluate the existing coating condition, identify worn-through areas, address joint sealants where appropriate, and apply a premium exterior coating system suited to the material.

  Wood Siding & T1-11

  Wood siding and T1-11 panel products appear regularly on older Jacksonville homes, mid-century construction in Arlington and the Westside, and on garages, outbuildings, and additions throughout the region. Wood siding weathers, checks, swells, and deteriorates in Northeast Florida’s climate — often rapidly in areas with direct sun exposure, wind-driven rain, or caulking that has failed over time.   Fascia, Soffits & Trim

  Fascia, soffits, and trim should be clearly identified in the written scope because their materials and conditions can differ from the main wall surfaces. In Northeast Florida, roofline transitions experience significant moisture exposure from seasonal rainfall, and wood fascia and soffit surfaces can show deterioration when they have not been maintained or included in prior repaint scopes. When included in the written exterior scope, fascia, soffits, and trim are prepared and coated according to their substrate and condition.

  Doors, Garage Doors, Shutters & Architectural Details

  When included in the written scope, exterior doors, garage doors, shutters, columns, and decorative elements are prepared and coated according to their material, condition, and level of exposure. The written estimate defines which surfaces are included — we treat each as a distinct element with its own substrate considerations.

  Different substrates often require different products or preparation sequences. A coating that performs well on stucco may not be the right choice for trim, fascia, or a steel garage door. Our process accounts for the full scope of the exterior — not just the dominant surface.
• 07 Primers, Coatings & Finish Systems +

  Coating selection is the last step in our process, not the first. The right product for a given surface depends on what that surface is, what condition it’s in, how much exposure it receives, and what the project requires — not on a single go-to product we apply to everything. We use professional Sherwin-Williams® and Benjamin Moore® coating systems, and we select from those systems based on the actual needs of each project.

  Professional Coating Systems We Use

  Not every project receives every product on this list. The coating system — including which primers, conditioners, and finish coatings are appropriate — is determined during the estimation process based on the substrate, existing coating, surface condition, exposure, color and sheen requirements, and the homeowner’s priorities.

  Why Coating Selection Follows Evaluation

  The stucco body walls, wood fascia, fiber-cement siding, trim, soffits, front door, and garage door on a single home may each call for a different product or primer sequence. A masonry coating designed for porous stucco is not the same product you want on a finished steel garage door. A high-build elastomeric finish appropriate for heavily textured stucco is not what belongs on smooth primed wood trim.

  We do not make unsupported lifespan claims about any coating system. Performance depends on preparation, application conditions, the substrate, ongoing maintenance, and Florida’s climate — all factors that vary from project to project. What we can tell you is that the products we use are professional-grade, selected for the specific substrate, condition, exposure, and project requirements, and applied by experienced painters who understand how they perform.

  The right coating system, applied correctly over a properly prepared surface, is the standard we hold ourselves to on every exterior project — process and product selection that gives the coating the best possible chance to perform.
