A Sound Exterior Still Deserves the Right Preparation and Coating System

When A New Leaf Painting Contractors began this exterior painting project in Eagle Harbor, the Fleming Island home presented a very different starting point from some of the conventional stucco exteriors we encounter. This home’s exterior was synthetic stucco — an EIFS-type finish rather than conventional cement stucco — and it remained generally sound.

That condition shaped the project. Rather than extensive restoration, the work called for localized patching and minor repairs, caulking and sealing where the exterior needed it, cleaning and preparation appropriate to the existing substrate, and a coating system selected around what was actually on the wall.

A clear Sherwin-Williams® Loxon® sealer was incorporated into the system, with Sherwin-Williams® Emerald® Rain Refresh™ as the finish coating. The body went to SW 7690 Townhall Tan, with SW 7568 Neutral Ground on the trim, architectural bands and garage doors. The project completed in December 2025 in Clay County.

Synthetic Stucco Changed the Starting Point

From the street, a synthetic stucco home and a conventional cement stucco home can look very similar. They aren’t the same wall.

Conventional stucco is portland cement plaster — a hard, comparatively rigid finish over masonry or lath. Synthetic stucco systems, including EIFS, are built around insulation board with a thin reinforced base coat and a finish coat over it. Different construction, different behavior, different considerations when it comes time to prepare and coat one.

Identifying which one is on the wall isn’t an academic exercise. It affects how the surface is prepared, what a localized repair should consist of, and what a coating system is being applied to. On this Eagle Harbor home, that identification came first, then the evaluation of the exterior’s actual condition, and the preparation and coating decisions followed from both.

A Generally Sound Exterior Still Required Preparation

This exterior was in fair, generally sound condition. There was no extensive deterioration, no failing wall system, nothing that needed restoration before it could be painted.

That’s worth stating plainly, because a house doesn’t have to be in bad shape for preparation to matter. Preparation isn’t damage control — it’s what a coating system is applied over, and it determines how the finish performs regardless of how the exterior looked going in.

On this project, that meant cleaning the exterior, localized patching and minor repairs where the condition observed called for them, caulking and sealing at applicable joints and transitions, and preparing the existing surfaces for the coating system. Routine work, done properly, on a house that was already in decent shape.

Minor Repairs Before the Coating System

Localized patching and minor repairs were completed where the exterior required them. These were small, specific areas — not a restoration scope.

The reason they happened before coating rather than getting covered by it is straightforward: a finish coat conceals a small defect without correcting it, and the defect is still there afterward under a surface that now looks finished. Handling those areas as stucco repair first, however minor, is what keeps them from becoming the thing you notice a year later.

Caulking and Sealing Where the Exterior Needed It

Caulking and sealing were completed at applicable joints and transitions on this home, based on the condition observed rather than as a blanket treatment.

Sealant belongs at specific details on any exterior. It isn’t waterproofing for a wall, it doesn’t substitute for the detailing built into a wall system, and it isn’t something to apply indiscriminately across every joint on a synthetic stucco finish. Where this exterior needed it, it got it.

Field Note: Why Identify the Stucco System Before Painting?

Two homes on the same street may both get described as “stucco homes.” That word covers more than one wall system, and the systems don’t behave identically.

Preparation and coating decisions should start with identifying what’s actually on the wall and evaluating its condition — not with a product choice made before anyone looked. That identification isn’t always something a homeowner can settle from appearance alone, and it’s a reasonable thing to ask a contractor about during an estimate.

Know the substrate, evaluate the condition, then specify the system.

The Loxon Clear Sealer Base

A clear Sherwin-Williams® Loxon® sealer was incorporated into the system on this project, applied to the prepared exterior before the finish coating.

Worth being precise here, because it’s a different product from the Loxon XP masonry coating used on our other Eagle Harbor stucco project. This was a clear sealer, and it was the specification for this prepared synthetic stucco exterior — not a step every synthetic stucco home requires. Coating systems get built around the substrate and its condition, which is the same principle that determined the repair scope earlier in the project.

Emerald Rain Refresh as the Finish Coat

Sherwin-Williams® Emerald® Rain Refresh™ was the finish coating on this exterior. Sherwin-Williams describes it as an exterior acrylic latex with Self-Cleaning Technology™, formulated to shed dirt on contact with rain or water.

That’s the manufacturer’s characterization of the product rather than a measurement from this project. What we can speak to is the sequence: a prepared and sealed synthetic stucco exterior received a premium finish coating as the last step, not as a substitute for the work that preceded it.

Townhall Tan and Neutral Ground Across the Finished Exterior

The body went to SW 7690 Townhall Tan, with SW 7568 Neutral Ground on the trim, architectural bands and garage doors.

It’s a two-tone palette that works with the way this home is built. The architectural bands are horizontal elements running across the elevations, and putting the lighter Neutral Ground on them while the field carries the warmer Townhall Tan lets those lines register instead of disappearing into the wall. The garage doors read as part of the trim family rather than as a large blank panel in the body color. On a home with this much banding and trim detail, keeping the two tones distinct is what makes the detailing visible from the street.

The Completed Eagle Harbor Exterior

The finished photographs show a prepared exterior carrying a new palette — the localized repairs no longer visible, the joints and transitions sealed where they needed it, and the two colors doing the work of separating the body from the architectural detailing.

Two Eagle Harbor Stucco Homes — Two Different Starting Points

We completed two stucco exterior projects in Eagle Harbor, both finishing in December 2025. Same community, same contractor, same general service. Almost nothing else about them matched.

The other home — our 20-year conventional stucco repaint in Eagle Harbor — was conventional cement stucco that had gone roughly twenty years since its previous repaint. It came with heavy oxidation, caulking that had failed across a significant portion of the exterior, and damaged stucco at several column bases. That project required substantial repair and extensive preparation, and the coating specified for it was Loxon XP — a masonry coating suited to that substrate in that condition.

This home was synthetic stucco in generally sound condition. It needed localized patching, minor repairs, caulking and sealing where required, and appropriate preparation — then a clear Loxon sealer and an Emerald Rain Refresh finish.

Neither approach is better. They’re answers to different questions. What the two projects establish together is that “a stucco home in Eagle Harbor” doesn’t describe a scope of work — the substrate and the condition do.

Exterior Painting in Eagle Harbor

Eagle Harbor is a large master-planned community in Fleming Island, made up of multiple neighborhoods under several separate associations rather than a single uniform subdivision.

That structure has a practical consequence for exterior work: homes across the community vary, and these two projects are evidence of it. Two Eagle Harbor houses, both finished the same month, with different wall systems and different conditions. The community provides the geographic context. What determined the preparation and coating on this house was the exterior itself.
