The Right Paint System Starts With Knowing What You’re Painting
A New Leaf Painting Contractors completed this exterior painting project on a large custom synthetic stucco home in Coastal Oaks at Nocatee, FL 32081. The substrate was an important consideration in how the project was approached: this synthetic stucco exterior did not require an elastomeric or so-called “waterproof” coating simply because it was stucco. After the appropriate preparation, Sherwin-Williams® Duration® Exterior was used across the painted exterior surfaces included in the project.
The home is a large custom residence with a detailed architectural exterior. The project covered the painted exterior surfaces of the home, and the coating system was selected around what was actually on the wall rather than around a general assumption about stucco. Evaluating the exterior up front is also what establishes whether any stucco repair is needed before coating begins — a question that varies from one home to the next. This substrate-specific approach is part of how our exterior painters in Nocatee, FL approach residential exterior projects throughout Nocatee and St. Johns County.

Painting the Synthetic Stucco Exterior
The word “stucco” gets used as though it describes one identical substrate. It doesn’t. Exteriors described as stucco can differ in what they’re made of, what’s already coated on them, what condition they’re in, and what a project actually requires.
This Coastal Oaks home had a synthetic stucco exterior. For this project, an elastomeric or so-called waterproof coating was not required simply because the exterior was described as stucco. Sherwin-Williams Duration Exterior was selected for the painted exterior surfaces included in the scope.
That decision follows a sequence rather than a default: identify the actual substrate, evaluate its condition, complete the necessary preparation, select the coating system for that project, then paint. The coating should be selected around the actual substrate, the existing coating, the surface condition, the preparation requirements, and the specifications of the project in front of you.
Does Every Stucco Home Need Elastomeric Paint?
No single coating system should automatically be specified for every exterior simply because the surface is described as stucco.
This Coastal Oaks home had synthetic stucco, and an elastomeric coating was not required for this particular project. After preparation, Sherwin-Williams Duration Exterior was used across the painted exterior surfaces included in the scope.
Other stucco homes may have different substrates, existing coatings, cracking, repairs, exposure, or project requirements that lead to a different coating specification.
The coating system should fit the actual surface and project.
Preparing This Coastal Oaks Home for Painting
Preparation on this project included: [PREPARATION DETAILS NEEDED — washing, caulking, surface repairs, priming, masking and protection. Confirm which occurred before publishing.]
One distinction worth making: not requiring an elastomeric coating does not make preparation less important. The finished coating still depends on the condition of the surface receiving it and on the work completed before the first gallon is opened. The coating specification and the preparation scope are two separate decisions, and neither substitutes for the other.
Sherwin-Williams Duration Exterior
Sherwin-Williams® Duration® Exterior was used across the painted exterior surfaces included in this Coastal Oaks project.
It was the coating system selected for this particular home and substrate, following the evaluation and preparation described above. Different homes, substrates, and project conditions can lead to different specifications.
Painting a Large Custom Home in Coastal Oaks
A large custom exterior is as much an organizational project as a coating one. Substantial elevations, synthetic stucco surfaces, trim, soffits, fascia, doors, garage doors, and architectural details all have to arrive at a consistent finished appearance.
That takes protection of the surrounding property, sequencing across elevations, attention to where one component meets another, and consistency in how each surface is prepared and coated. On a home of this scale, the transitions and details are where the finished work either reads as one exterior or as several separate efforts.

The views below show the scale of the home, the synthetic stucco exterior, the finished architectural details, and how the completed surfaces read together across the property.
