Twenty Years Since the Previous Repaint

Twenty years is a long interval, and this exterior showed it plainly. The existing coating had oxidized heavily and weathered across the elevations. Caulking at joints and transitions had aged well past useful service. Stucco at several column bases was damaged. Other areas needed patching.

None of that means twenty years is a maximum or that every stucco home reaches this condition on that timeline. Plenty don’t. The interval is context — it explains why there was so much to address. What determined the actual scope of work was the condition our crew found when they evaluated the house.

Heavy Oxidation Changed the Preparation

Heavy oxidation and chalking were clearly visible across this exterior. The existing finish had become dull and weathered, and a powdery residue was present on the painted surfaces after years of exposure.

That condition made cleaning and surface preparation especially important. Rather than simply applying another coating over the weathered exterior, the house was pressure washed and the existing surfaces were prepared for the new masonry coating system.

On this particular Eagle Harbor home, the amount of preparation reflected what we actually found on the exterior after approximately two decades between paint jobs.

Repairing the Damaged Stucco Column Bases

Several of the home’s stucco columns had visible damage at the base. Rather than coating over those areas, the damaged stucco was addressed as part of the repair scope before the exterior painting proceeded.

We are not assigning a cause to the original damage because that was not established as part of this project. What we can document is the repair sequence: the damaged areas were restored to a sound condition, prepared with the surrounding exterior, and then incorporated into the new coating system. This is the type of stucco repair that needs to happen before the finish coat hides what was originally there.

Extensive Caulking After Years of Exterior Wear

Caulking was one of the largest line items on this project. After twenty years, sealant at applicable joints, transitions and penetrations had hardened, split or separated across a substantial portion of the exterior, and replacing it where required accounted for real hours on site.

Worth stating what that work is and isn’t. Sealant belongs at specific details. It isn’t waterproofing for a wall, it doesn’t substitute for flashing, and it isn’t the correct treatment for every crack on a stucco elevation. It’s one component of exterior preparation, applied where the detail calls for it.

Why Loxon XP Was Used on This Project

Sherwin-Williams® Loxon® XP was the coating specified for this stucco exterior. Sherwin-Williams positions Loxon XP as a high-build masonry coating for above-grade masonry and stucco substrates.

The reasoning on this house was project-specific. We were working with conventional stucco that had gone approximately two decades between repaints, a heavily weathered and oxidized existing finish, localized repairs, extensive caulking needs, and substantial surface preparation. After those conditions were addressed, Loxon XP was selected as the masonry coating for the prepared stucco exterior.

Loxon XP was the right specification for this prepared substrate on this project. It isn’t a universal answer for every conventional stucco home, and the repairs and preparation that preceded it are what made it appropriate here.

The Paint Came After the Preparation

The order on this project ran: evaluation, then pressure washing, then addressing the heavy oxidation, then the stucco repairs at the column bases, then minor patching elsewhere, then extensive caulking where required, then final surface preparation — and only then the Loxon XP coating and the complete exterior finish.

Written out, that reads like a lot of steps for a paint job. It is. On an exterior twenty years past its last repaint, the coating is the shortest part of the project and the last thing that happens.

The Complete Exterior Scope

This wasn’t a stucco-walls-only project. The finished scope included the stucco body, the architectural bands, the exterior trim, the doors, the garage doors, the soffits, the fascia and the exterior ceilings.

Treating those components as part of one exterior project created a consistent finished appearance across the home. The stucco body and architectural bands made up the primary elevations, while the trim, doors, garage doors, soffits, fascia and exterior ceilings completed the surrounding architectural details.

A 20-Year Stucco Repaint in Eagle Harbor

Eagle Harbor is one of the larger established residential communities in Fleming Island, developed through the 1990s in Clay County. It isn’t a single subdivision under one set of rules — according to the community’s own published association information, Eagle Harbor comprises three master HOAs and five sub-associations, each with its own board and its own architectural review guidelines. For homeowners there, that structure is worth knowing before any exterior color change.

For this project, Eagle Harbor provides useful geographic context within Fleming Island and Clay County, while the home itself provides the evidence. We work throughout the area as painting contractors in Fleming Island, but the repair and coating decisions documented here were based specifically on the condition of this exterior.

The Eagle Harbor setting gives this project local context. It doesn’t explain the condition of this exterior, and nothing about the community caused the oxidation, the caulking failure or the column-base damage. What determined the repair, preparation and coating scope was the condition of this particular house.
