A New Leaf Painting Contractors repaired and repainted the exterior of this D.R. Horton stucco home in East Arlington, Jacksonville, FL 32225, in January 2021. Thomas Drake first painted this house in 2006, when it was being built. Fifteen years later, the homeowner found us online. Over six days, we repaired heavy settlement cracking and refinished the stucco with an upgraded two-coat system: Sherwin-Williams Loxon XP as the base coat and Emerald Rain Refresh as the finish coat.

What we found

  • After about 15 years of Florida sun, the exterior showed heavy fading and chalking. The stucco had extensive settlement cracks, which are common as a home settles over the years. The caulking around windows, doors and trim had dried out and failed.
  • The sun exposure and the amount of cracking are why we recommended the upgraded system, not a single standard coat.

Prep & repairs

  • We pressure washed and cleaned the exterior to remove dirt, mildew and chalking, then scraped loose paint and sanded rough areas.
  • The settlement cracks were cleaned out, filled and patched using our standard repair process, then blended into the surrounding stucco. Failed caulk around windows, doors and trim was removed or resealed, and repaired areas were spot-primed where needed.
  • Windows, landscaping and hardscape were protected throughout the work.

The result

Loxon XP (base coat): made for masonry and stucco. It bonds to the repaired stucco and seals the surface. Emerald Rain Refresh (finish coat): a premium exterior finish designed to resist dirt pickup and hold up in strong sun, so the walls stay cleaner and look fresh longer. The cracks and chalky surface were corrected before painting, not covered over. Fifteen years after its first coat of paint, the home has a clean, even finish and a coating system chosen for its sun exposure. Estimate by Thomas Drake.
