What we found

  • After years of Florida sun, humidity, rain, and coastal exposure, the exterior showed significant fading, oxidation and chalking, along with typical stucco cracks, deteriorated caulking, and localized areas requiring repair before painting.
  • The extended time between repaints made surface preparation especially important before applying the new coating system.

Prep & repairs

  • Our team cleaned and prepared the exterior, addressed visible stucco cracks and repair areas, replaced failed caulking where needed, and prepared weathered surfaces to create a more stable foundation for the new coatings.
  • Special attention was given to the oxidized and faded stucco so the new paint system could achieve a cleaner, more uniform appearance.

The result

Coating System The stucco exterior was coated using Sherwin-Williams Loxon XP as part of the masonry coating system, followed by Benjamin Moore Aura® Exterior for the finished surfaces. The project included painting the: - Stucco body - Exterior trim - Entry and exterior doors - Architectural details included in the scope After approximately 15 years between repaints, the transformation was substantial. The faded, oxidized exterior was replaced with a cleaner, richer and more uniform finish, while the repaired stucco and refreshed trim and doors brought definition back to the home’s architecture. The completed project gave this large St. Augustine property a more polished appearance while providing a professionally prepared coating system suited to Northeast Florida conditions.
