Ten years after painting this Queen’s Harbour home, A New Leaf Painting returned to give its exterior a fresh look. The beautifully maintained, 4,000-plus-square-foot home received an updated color scheme that highlights its architectural details. Its trim lines, decorative stucco bands and shutters now stand out against warmer walls.

What we found

  • The synthetic stucco was in excellent condition, a good sign that the previous coating and the homeowner’s upkeep had held up well over 10 years of Jacksonville sun, humidity and coastal weather. This project needed routine repairs and thorough preparation, with careful attention to the trim, decorative stucco bands, doors, soffits, fascia and garage doors.
  • Synthetic stucco depends on a sound, continuous surface to help keep moisture out. Even hairline cracks and tired caulk joints are worth addressing at repaint time, before they become openings for water. The ceilings had four to five areas where the drywall tape and knockdown texture were coming loose and falling.

Prep & repairs

  • We started by repairing the damaged ceiling areas. We removed the failed seams, retaped, applied joint compound, skim-coated, sanded and applied new knockdown texture to match the surrounding surface. We washed the exterior to remove dirt, mildew and chalking so the new coatings could bond properly. We addressed minor cracks, caulked where needed, scraped and sanded the appropriate surfaces, and spot primed any bare areas.
  • The stucco received a Loxon base coat, Sherwin-Williams’ masonry system made to bond to stucco and handle its alkalinity. We followed it with two coats of Sherwin-Williams Latitude, a premium exterior acrylic built for changing weather conditions. Two finish coats give the walls full, even coverage and a highly water-resistant film. That matters on a large home facing Florida’s sun and afternoon storms.
  • Each sheen had a job. Satin on the body softens the stucco texture and helps the walls stay clean. Semi-gloss on the trim and doors holds up to handling and defines the edges. High-gloss on the shutters and front door gives the black accents a rich, polished finish.

The result

After approximately 10 days, the transformation was striking. Warm Travertine walls, creamy Dover White details and bold Tricorn Black accents gave this substantial home a fresh, coordinated appearance. The decorative stucco bands and trim now read clearly from the street. Being invited back after 10 years made the project especially meaningful. We’re grateful for the homeowner’s continued trust and proud to care for their home again.
