The sheen you choose for your exterior is not just an aesthetic decision. It’s a durability decision. In Jacksonville’s climate — intense UV exposure, high humidity, heavy seasonal rain, and salt air in coastal communities — the wrong sheen on the wrong surface will fail prematurely, fade unevenly, and cost you a repaint years before you should need one.

The Florida consideration: Many homeowners assume flat finishes are less durable and avoid them on exteriors. This was true of older paint formulations, but modern premium flat finishes — particularly Sherwin-Williams Emerald Exterior in flat — are engineered specifically for exterior use and perform exceptionally well in Florida conditions. Where flat doesn’t belong: Flat finish should never be used on trim, doors, window casings, or any surface that gets regular physical contact or needs frequent cleaning. The low sheen makes these surfaces difficult to wipe clean and they’ll show wear quickly.


Eggshell Finish

Sheen level: 10–25% reflectivity Best for: Smooth fiber cement siding, wood siding, smoother stucco applications

Eggshell sits just above flat on the sheen spectrum and offers slightly more durability and washability while still providing a low-key, elegant appearance on exterior walls. It’s a popular choice for smooth wood siding homes in Jacksonville’s historic Riverside and Avondale neighborhoods, where the architecture benefits from a finish with a little more life than flat but none of the plastic look of higher sheens.

Eggshell is also a strong choice for fiber cement siding — a material becoming increasingly common in new construction across Nocatee, Ponte Vedra, and St. Johns County communities. The Florida consideration: Satin’s durability and cleanability make it particularly well-suited to Florida’s conditions. Rain, pollen, mildew, and salt air all accumulate on exterior surfaces and satin finishes clean up easily without scrubbing that would damage lower-sheen finishes. On surfaces that get regular rain exposure and need to shed moisture cleanly, satin’s slightly higher sheen helps water bead and run off rather than absorbing into the paint film.

Where satin works on trim: For homeowners who prefer a more unified look between body and trim, satin on both can work beautifully — particularly on contemporary architecture where the clean, consistent finish reads as intentional and modern rather than understated.


Semi-Gloss Finish

Sheen level: 35–70% reflectivity Best for: All trim, window casings, door frames, fascia, soffits, garage doors, railings

Semi-gloss is the standard for exterior trim across virtually every residential painting project we complete in Jacksonville and Northeast Florida. The reasons are both practical and aesthetic.

Practically, semi-gloss is the most durable, washable, and moisture-resistant finish available for exterior applications short of high gloss. Trim elements — fascia, window casings, door frames, corner boards — take more physical abuse than body surfaces. They get bumped, scraped, touched, and exposed to concentrated moisture at roof edges and window sills. Semi-gloss holds up to all of this and cleans up easily when it gets dirty.

Aesthetically, semi-gloss on trim creates the crisp definition that makes a paint job look sharp and professional from the street. The contrast between a flat or matte body finish and semi-gloss trim is what gives a well-painted exterior its architectural clarity. Every shadow line, every window casing, every corner board reads with precision because the semi-gloss finish catches and reflects light differently than the body.

The Florida consideration: In Jacksonville’s humidity, trim elements are particularly vulnerable to moisture infiltration at joints, caulk lines, and end grain. Semi-gloss’s denser paint film and higher moisture resistance provides meaningful protection at these vulnerable points. High Gloss Finish

Sheen level: 70–90% reflectivity Best for: Front doors, decorative ironwork, railings, specialty accents

High gloss is a specialty finish and should be treated as one. On the right surface, it’s stunning — a high gloss front door in deep navy or matte black commands attention from the street and conveys quality and intention. On the wrong surface, it’s a liability — high gloss amplifies every surface imperfection, every roller mark, every brush stroke, and every crack or repair on the surface beneath it.

We use high gloss selectively and always on properly prepared, smooth surfaces only. Surface preparation is everything when applying high gloss — any imperfection in the substrate will telegraph directly through the finish. This is not a finish for aging, cracked surfaces or surfaces with visible repairs.

The Florida consideration: High gloss is extremely durable and moisture-resistant, making it technically well-suited to Florida’s climate. The practical limitation is that high gloss finishes show UV degradation — chalking and sheen loss — more visibly than lower-sheen finishes over time. For this reason, we recommend high gloss primarily on front doors and protected surfaces rather than full sun-exposed trim runs.

Two Coats Is Non-Negotiable in Florida

Regardless of sheen, every exterior surface we paint at A New Leaf receives two full coats of finish paint over a dedicated primer. This is not a negotiable item on our estimates and it’s worth explaining why.

A single coat of even the best exterior paint product provides incomplete film build. Incomplete film build means thinner coverage, earlier UV degradation, and faster moisture infiltration at the microscopic level. In a mild climate this might extend your paint life by a year or two. In Jacksonville’s UV and humidity environment, the difference between one coat and two coats is the difference between a paint job that looks great at year three and one that’s already showing wear.
